A Zoning permit is typically required for any alteration of the footprint of a structure (i.e., additions), signage, demolition, working in the "right-of-way," new sewer and water connection, occupancy, or accessory use (i.e., fence, deck, shed, etc.)

Accumulative* area for all accessory buildings shall not exceed 900 sq. ft. The accumulative area of all accessory buildings located within the rear yard shall not exceed 20% of the rear yard area.
*Included in that 900 sq. ft would be any existing accessory structures located on your property.
Please contact the Planning and Zoning office if your current plan is larger than 900 sq. feet, including existing accessory buildings, for further instructions on how to proceed with a variance request.
Any accessory building not exceeding 200 sq. feet requires only a zoning permit. To obtain proper approval, submit a Zoning Certificate application with necessary documents.
The property owner is responsible for knowing the locations of their property lines. If you cannot locate your property pins, you will need to hire a licensed surveyor to locate your pins which delineate property boundaries. The city does not offer this service.
The zoning map of the city can be used to locate the property and in most cases you can determine the zoning directly from the map. If however, you are unable to determine the zoning you can call the Planning and Zoning Department with the address and we will assist you.
